Please prepare your own mosquito repellent as there are many trees around the property. You can also buy some at Quán Bên Rừng or borrow from common areas such as Quán Bên Rừng, Quán Kafa, or the Front Desk.
Do not bring pets due to concerns for future guests (e.g., allergies, odors, cleanliness). If you happen to bring a pet, a penalty fee of 1,000,000 VND will be charged. Please contact the Front Desk for support and to borrow a pet cage (if available).
Do not litter in the room or around the property.
Do not eat meals inside the room (light snacks like candy, fruits, instant noodles, chips are fine).
Absolutely no smoking or disposing of cigarette butts/ashes in the room or anywhere on the property, as this may pose a fire hazard.
Please have your main meals at the designated dining area, even for food you bring with you.
Absolutely no illegal substances or stimulants are allowed. If discovered, U Lesa reserves the right to ask guests to leave immediately without a refund.
No loudspeakers, karaoke, or outdoor music. Please respect the shared tranquility and avoid disturbing other guests and the forest environment.
(In the event of noise complaints from other guests or neighboring properties, we reserve the right to ask you to leave without a refund.)
Noise Notice: On weekends, there may be noise from nearby properties outside of U Lesa’s control, especially between 7:00 PM – 10:00 PM. We ask for your understanding.
Electricity in the forest: On hot days (over 30°C), the national grid power supply may be unstable. U Lesa has backup generators, but during peak hours the AC might not be at full capacity. Power disruptions usually last a few minutes, while our team switches to the backup.
Mosquitoes: During spring and summer, mosquitoes are common in the forest. We provide mosquito rackets in all room types and nets in some rooms (available on request).
Swimming Pool: Please bring swimwear to enjoy our new pool! There is no lifeguard on duty, so please keep an eye on children and non-swimmers. U Lesa is not liable for accidents. To maintain hygiene, please shower before entering and wear only swimwear—regular clothes are not allowed in the pool.

For Cancellations:
U Lesa is only able to refund 10% of the total amount paid if the guest cancels the booking after the transfer has been made.
No refund will be issued for cancellations made on the check-in date.
For Date or House Changes:
If U Lesa is able to reassign your original booking to another guest within 72 hours before check-in, and you have chosen a new date and house, a 30% fee will apply, calculated based on the standard room rate.
Your booking can only be rescheduled once and is valid for up to 90 days from the original booking date.
