U Lesa Policies
For Cancellations:
U Lesa only refunds 10% of the total payment if a guest cancels after the transfer is made. For same-day cancellations (on the check-in date), no refund will be issued.
For Rescheduling / Changing House:
If U Lesa is able to rebook your original reservation within 72 hours before check-in and you confirm a new date and house, a 30% rescheduling fee will be applied, based on the standard room rate.
Booking can only be rescheduled within 90 days of the original booking date.
Note: U Lesa does **not support cancellations or changes due to weather conditions.
We kindly ask that you:
Bring your own toothbrush to avoid single-use plastic. If forgotten, our front desk can provide a wooden toothbrush and other amenities free of charge.
Prepare mosquito repellent due to the forest environment. You can also purchase some at Quán Bên Rừng or borrow from common areas (Quán Bên Rừng, Quán Kafa, or Reception).
Do not bring pets, due to hygiene and allergy concerns for future guests. If you bring a pet, you will be fined 1,000,000 VND and asked to work with Reception to borrow a cage (if available).
Do not litter in the rooms or surrounding areas.
Do not eat meals in the room. Light snacks such as candy, fruit, instant noodles, and chips are allowed.
Absolutely no smoking or disposing of cigarette butts or ash inside the room or within the property. Fire safety is our top priority.
Have your main meals at the restaurant area, even if you bring your own food.
Do not bring illegal substances or stimulants. If any are found, U Lesa will require you to leave immediately without a refund.
Do not bring large speakers or play loud music/karaoke outdoors. Please respect the peace and quiet of the forest and other guests.
If we receive noise complaints from guests or neighbors, you will be asked to leave without a refund.
Noise Notice:
On weekends, there may be noise from neighboring properties (not managed by U Lesa) between 7:00 PM – 10:00 PM. We sincerely appreciate your understanding.
Electricity in the Forest:
On hot days (over 30°C), electricity in the forest may become unstable. U Lesa has backup generators, but during peak hours, air conditioning may operate at a moderate level. Occasional brief power flickers may occur while our team switches to generator power. We appreciate your patience.
Mosquito Season:
During spring and summer, there may be mosquitoes. Mosquito swatters are provided in every room, and mosquito nets can be arranged upon request.
Swimming Pool:
Please bring your swimwear to enjoy our pool! There is no lifeguard on duty, so keep an eye on children and non-swimmers. U Lesa is not liable for accidents. For hygiene reasons, please shower before entering the pool and do not wear regular clothes — swimwear only. Thank you!
